This modern seniors apartment building was designed to be both comfortable and environmentally responsible, achieving a Net Zero Energy Ready while offering residents a warm, welcoming place to call home.
Designing with Comfort and Conservation in Mind
From the very beginning, our goal with Douglas Heights was simple: create a sustainable, healthy environment where residents feel truly at ease. Every detail of the building was carefully planned to balance performance, comfort, and aesthetics.
The building envelope plays a major role in reducing energy use and maintaining comfort. We used thicker wall insulation and hybrid uPVC : unplasticized polyvinyl chloride windows, a combination that helps keep interiors cozy in winter and cool in summer. The result is year-round comfort with significantly lower energy demand.
Smart, Energy-Efficient Systems
Behind the scenes, Douglas Heights operates on highly efficient mechanical and electrical systems. An air-cooled chiller, high-efficiency condenser, and in-suite fan coil units ensure steady, reliable comfort. Each suite also features an energy recovery ventilator (ERV), bringing in fresh air while recycling heat that would otherwise be lost, an approach that improves air quality while conserving energy.
Saving Water and Energy Every Day
Sustainability doesn’t stop with heating and cooling. Douglas Heights includes low-flow faucets and plumbing fixtures to reduce water consumption, ENERGY STAR® appliances for energy savings, and automatic lighting sensors in all common spaces. These smart details make the building efficient, easy to maintain, and environmentally friendly.
