Legion Villa Seniors’ Community Housing Project is a six-storey, 52 residential suite development, located in Smithville, ON. The project is finalizing the site plan agreement phase and is currently working through various funding programs, including Canadian Mortgage and Housing Corporation Affordable Housing Fund energy efficiency, GHG reduction and accessibility. The new apartment building is situated between two existing Legion Villa residences, which required sensitive site design, placement and re-alignment of existing property lines and service easements to meet zoning bylaw regulations.

Quartek Group is providing full planning and architecture services, including Zoning Bylaw Amendment and, currently, Site Plan Approval. Building permit and services during construction services will be provided as the project evolves into the construction phase, which is anticipated to commence in 2026 and be completed by 2027/2028. We are also working with Niagara Regional Housing Development project management staff to prepare applications to various funding streams and help secure the necessary funding to support the project through realization.
