Lions Douglas Heights Seniors Apartment is an eight-storey, 62 residential suite development, located in Fort Erie, ON. The project is in the early stages of construction (anticipated 2027 completion) and has successfully secured various funding programs, including Canadian Mortgage and Housing Corporation Affordable Housing Fund energy efficiency, GHG reduction and accessibility. There is a mix of two-bedroom suites and one-bedroom suites, providing much-needed affordable housing in Fort Erie.

This project achieves Ontario Building Code (OBC) accessibility standards in 35% of all unit types, with 20% of units meeting CMHC Standard on Accessible Dwellings for Inclusive Home Design. The building has been designed with high insulation values in the exterior walls/roof, windows with low solar heat gain values, 2-pipe fan coil units, high-efficiency boiler system, air-cooled chiller and low-flow plumbing fixtures, resulting in performance values that consumes less than 25% energy and 35% less greenhouse gas emissions than the 2020 NECB.  Quartek Group is providing full planning, architecture and engineering services, including Zoning Bylaw Amendment, Site Plan Approval, building permit and, currently, services during construction.
